Can I Stay in My Own Apartment That is Managed by PINK SKIES?
Yes, we allow owners to stay in their own apartment. To do so, you need to book your stay in advance, based on the available dates in the booking calendar.
In the case of such a stay, the costs of preparing the apartment for the next booking are covered from the owner’s balance. These costs include cleaning and, if necessary, minor repairs.
PINK SKIES does not charge a commission for bookings made by the owner for their own apartment.
How Are Utility Bills Paid?
The company takes care of tracking and paying the bills for the apartment, including utility payments, internet services, and optionally the Service Charge.
Service Charge refers to quarterly payments made to the building or community management company for the maintenance and upkeep of common areas and surrounding grounds.
These expenses are reflected in the monthly reports.
How Do You Maintain the Condition of the Apartment and Furniture?
The PINK SKIES team carefully inspects the apartment upon each guest’s departure using a checklist: if a guest accidentally scratches a wall or tears a cushion, we address it immediately.
Upon check-in, the guest signs a short-term rental contract, which includes penalties for property damage. Guests tend to take care of their temporary home, knowing they will be held financially responsible for negligence.
We perform regular maintenance and cleaning of the air conditioning units to ensure that this expensive equipment lasts as long as possible without breakdowns.

How Can I Monitor the Profitability of My Apartment?
In addition to monthly reports, owners are provided with a personal account where they can view the current booking calendar for their apartment, including pricing details.
How Can I Receive Profit Payments?
Profit payments are made monthly in accordance with the monthly report. Payments can be made to bank accounts in the UAE and several other countries, or in cash at the company’s office in Dubai.
Who Pays for Taxes and Cleaning for Each Booking?
All necessary taxes, fees, and cleaning costs after each booking are covered by the guests.
The company follows transparent reporting principles, so the owner will also be able to see these amounts in the monthly report.

It was our I believe 5th stay at EMAAR beach front. First time we had enough towels, for after shower and for the beach. Nespresso was loaded, enough for more than 2 weeks. Cleaning stuff for the kitchen included paper towels and everything else you need. International TV, and much more.
Absolutely clean place.
This place we can not 100% recommend but 1000 %.

An amazing apartment with and amazing host. This was one of the best stays I’ve had in Dubai. The unit is very new and everything was exactly as shown in the photos. Dubai Hills has a lot to offer, one of them being the fantastic park which is right next to the unit. I highly recommend this apartment.

The location was just perfect. There was lots to do around about the location. The on site facilities were amazing. There was something for everyone to enjoy.
Also to travel to nearby tourist sites was easy and accessible.

I came from the UK and stayed here for a month and it was amazing! I stayed with my pet dog too, they was really great with the check in process and showed me how to use everything which worked better with me because I don’t understand manuals well! The place is spacious with a nice study room to get work done on my trip. I like where the apartment is located because it wasn’t far till I wanted to drive to the beach. I had lost my key mid stay and they was really quick with ensuring I got a replacement!
